This page explains exactly where the numbers and facts on LucknowSquare come from, how the price figures are calculated, how often things are updated, and what the figures can and cannot tell you.

Where listing data comes from

Property listings are posted by owners, agents and builders. Our team reviews each listing before it is published (see property verification). All statistics on this site are calculated from real, published listings only: demonstration listings marked "Sample", drafts, pending, rejected, sold, rented, expired and deleted listings are never included.

Asking prices, not sale prices

A listing shows the price the seller asks. It is not what the property finally sold for, not an official valuation, and not the government circle rate. Every price figure we publish is therefore called an asking price. Sellers' expectations differ from market outcomes and many listings are negotiable.

How the LucknowSquare Property Price Index is calculated

  • Scope. Listings for sale in Lucknow. Rental listings are not included.
  • Groups. Listings are grouped by locality and by property type (for example, residential plots in Gomti Nagar Extension). A listing in a sub-locality counts for the sub-locality and for its parent locality.
  • Measures. For each group we publish the number of listings, the lowest and highest asking price, the average and the median asking price, and the average and median asking price per square foot. The price per square foot is the asking price divided by the plot or built-up area entered by the seller, converted to square feet (1 sq.yd. = 9 sq.ft.; 1 sq.m. = 10.7639 sq.ft.; the bigha and biswa sizes used are shown on the tools pages, because they vary by district).
  • Minimum sample. Averages and medians are published only when a group has at least 3 listings (the threshold is set in the site settings). With fewer, we show the number of listings and say there are not enough listings to publish an average, so one seller's price is never presented as "the market".
  • The median is the headline. The median is less affected by one very high or very low listing than the average, so we show both. We do not remove outliers.
  • Monthly change. Once a month the figures are saved as a snapshot. The monthly change is the difference between this month's and last month's median price per square foot, shown only when both months have the minimum number of listings.
  • Last updated. The figures are recalculated from the current listings at most once a day, when someone visits. The date and time of the last calculation are shown with the figures.

Every page that shows these figures carries this notice: Based on LucknowSquare listing asking prices. This is not an official government valuation or circle-rate index.

What the figures cannot tell you

  • They describe the listings on LucknowSquare, not every property in Lucknow. A locality with few listings is poorly represented.
  • Plots, flats and houses in one locality differ widely in size, age, road width, approvals and condition. An average cannot capture that.
  • They are not investment advice and do not predict future prices.

How locality information is produced

The listing counts, price tables and "nearby localities" on locality pages are calculated from the database. The locality guide (connectivity, schools, hospitals, shopping, development and so on) is written by our editors, cites its sources, and shows the date it was last verified and the author. Facts that an editor has not yet verified are labelled "Editorial draft". Nothing in the guide is generated automatically.

How government information is verified

Each government property article names its official source, links to it, and shows the date of the source, the date an editor last checked it ("Facts last verified") and the author. We do not state fees, rates, dates or eligibility that the source does not state. Where information must be checked against the latest notification, the page says so.

How the calculators and the property finder work

  • The calculators use the formulas shown on each page. Rates that come from government notifications (stamp duty, registration fee, GST on under-construction property) are entered by our editors from the official source, with the source link and the date they were last verified shown beside the result. Check the official source before relying on them.
  • The property finder uses only real, published LucknowSquare listings and the price index. If nothing matches your budget and type, it says so. It never invents a listing or an area.

How often things are updated

You may quote our figures with attribution ("LucknowSquare Property Price Index") and a link to the price index, which also offers the figures as a CSV file. Please state that they are asking prices.
