This page explains how listings reach LucknowSquare, what the "Verified" badge means, and what it does not mean. It is meant to be read before you contact a seller or pay anyone.
Every listing is reviewed before it goes live
- A seller (owner, agent or builder) submits a listing with its details, price, location and photos.
- The listing waits as pending. A member of our team reviews it.
- It is then approved and published, or sent back with a reason: either a correction request (what to fix) or a rejection (why it cannot be listed). The seller sees the reason in their dashboard.
- When a seller edits a published listing, it goes back to review before the change appears.
What "Verified" means
The Verified Property badge appears only when a LucknowSquare team member has completed a verification check for that specific listing. The badge and the date it was given are recorded. A listing that has not been through that check shows no badge, which is the normal state of most listings.
What "Verified" does not mean
- It is not a certificate of title. We do not guarantee that the seller can lawfully sell the property.
- It is not a legal opinion on documents, approvals, registration or encumbrances.
- It is not a valuation and does not mean the price is fair.
- It does not mean that a development authority, RERA or any government body has approved the property or project. A listing can state an approval ("as stated by seller"); that statement is the seller's.
What you should always do yourself
- Visit the property and meet the seller before paying anything.
- Have a lawyer check the chain of ownership (registered sale deeds), the current land records (khatauni), an encumbrance search, and the approved layout or map from the development authority.
- For projects that must be registered, find the project on the official UP RERA website and compare its details with the listing.
- Check the applicable circle rate, stamp duty and registration charges for the transaction. See the government property guides.
- Never pay a token amount without a written agreement.
How long listings stay
A published listing expires after the validity period set by the site (120 days unless changed), and the seller can renew it. When a seller marks a property sold or rented, its page stays online with a notice so old links keep working; it leaves search results and is not indexed by search engines. Deleted listings are removed from the public site but kept in our records so that earlier inquiries are not lost.
Sample listings
Listings marked Sample Property are demonstration content, not real properties. They are not offered for sale or rent, they are kept out of search engines, and they are never counted in the statistics we publish.
Reporting a listing
If a listing looks wrong, misleading or fraudulent, use "Report this listing" on its page or write to us through the contact page with the listing ID. We review reports and remove listings that break our terms.
