How it is calculated

Every unit is converted through square feet: 1 sq.yd. (gaj) = 9 sq.ft.; 1 sq.m. = 10.7639 sq.ft.; 1 acre = 43,560 sq.ft.; 1 hectare = 10,000 sq.m. = 107,639 sq.ft.; 1 bigha and 1 biswa = the sizes you set (starting values: 1 bigha = 20 biswa).

A worked example

A plot of 1,350 sq.ft. is 150 sq.yd. (gaj), about 125.4 sq.m. and about 0.031 acre. At the starting value of 27,000 sq.ft. to the bigha it is 1/20 of a bigha, which is 1 biswa.

Things to keep in mind

  • The starting bigha size (27,000 sq.ft.) is a commonly used value, not a rule. Local revenue records may use a different one.
  • Always buy on the area stated in the registered documents and the approved map.
