How it is calculated

Base price = area × rate (both in the same unit). Total before GST = base price + preferential location charge (PLC) + development and other charges + parking + other one-time charges. GST = total before GST × the GST rate (nil for plots and for completed homes). Price per sq.ft. = grand total ÷ area in sq.ft.

A worked example

A 1,200 sq.ft. flat at ₹4,500 per sq.ft. is a base price of ₹54 Lakh. Add ₹100 per sq.ft. PLC (₹1.2 Lakh) and ₹2 lakh for parking: ₹57.2 Lakh before GST. If the flat is under construction, GST at 5% adds ₹2.86 Lakh, for a total of ₹60.06 Lakh, or ₹5,005 per sq.ft.

Things to keep in mind

  • GST rates are set in the site settings (see the rates box). In general there is no GST on the sale of land or of a completed home; under-construction homes carry GST. Check the current notification and your builder's demand letter.
  • Check which area the rate applies to: carpet, built-up or super built-up. Under RERA, the sale agreement must state the carpet area.

Frequently asked questions

What is PLC?

Preferential location charge: an extra amount per sq.ft. a builder adds for a better position in the project, such as a park-facing or corner unit.

Is GST charged on a plot or a ready-to-move home?

In general, no: the sale of land and of a completed building is outside GST. GST applies to under-construction homes. The rates are in the box above; confirm them for your purchase.

Which area should I multiply the rate by?

The area the rate is quoted on, which the seller must state. For a flat this may be super built-up area, while the RERA agreement states carpet area; compare offers on the same basis.

Does the total include stamp duty and registration?
