Stamp duty and the registration fee are the largest costs after the price itself when you buy property in Lucknow. In Uttar Pradesh the duty is worked out on the higher of the price in your agreement and the government's circle-rate value of the property, so enter both if you know them.

How it is calculated

Value for duty = the higher of the agreement value and the circle-rate value.
Stamp duty = value for duty × stamp duty rate.
Rebate for a woman buyer = the lower of the value and the rebate cap × rebate rate (subtracted from the stamp duty).
Registration fee = value for duty × registration fee rate.
Total = stamp duty after rebate + registration fee.

A worked example

For an agreement value of ₹60 lakh and a circle-rate value of ₹55 lakh, duty is charged on ₹60 lakh. With a stamp duty rate of 7% and a registration fee of 1%, a male buyer pays ₹4,20,000 stamp duty and ₹60,000 registration fee: ₹4,80,000 in all (8.0% of the value).

A woman buyer gets the rebate of 1% on the value up to ₹1 Cr: ₹60,000 off, so the total is ₹4,20,000.

If the agreement value is ₹50 lakh but the circle-rate value is ₹60 lakh, duty is charged on ₹60 lakh: the total is ₹4,80,000, not the ₹4,00,000 that the lower price alone would give.

  • Rates are those entered in the site settings for Uttar Pradesh urban and development-authority areas. Rural areas, other states, special categories and exemptions can differ.

What is stamp duty in Uttar Pradesh?

Stamp duty is a state tax on the document that transfers a property. It is paid before the sale deed is registered. At the rate set on this page (7%) it is charged on the higher of the agreement value and the circle-rate value. Check the current rate with the Stamp and Registration Department.

Is duty charged on my agreement price or the circle rate?
On whichever is higher. If you pay less than the circle-rate value, duty is still calculated on the circle-rate value. Find the circle rate with the circle rate finder.
Do women pay less stamp duty in Uttar Pradesh?

On 22 July 2025 the Uttar Pradesh Cabinet approved a 1% stamp duty rebate for property bought in a woman's name, on property worth up to ₹1 crore (earlier, the benefit stopped at ₹10 lakh). The calculator applies the rate and cap from the settings. Confirm the latest notification, and how it applies to joint purchases, before relying on it.

Is the registration fee separate from stamp duty?

Yes. The registration fee is paid to register the deed and is a percentage of the same value. The calculator shows both and their total.

Who pays stamp duty, the buyer or the seller?

Usually the buyer, unless the agreement says otherwise. Settle this in writing before you sign.
