The circle rate is the minimum rate per unit of area that the government sets for registering property in an area. Stamp duty and the registration fee are charged on the higher of your agreement price and the circle-rate value.

LucknowSquare does not own the official circle-rate lists. Where our editors have copied a rate from the official source, it appears below with the source link and the date it was checked. For anything else, look it up in the official list for your tehsil, locality and road, or ask the sub-registrar office. You can then enter the rate here to see the minimum value for registration.

How it is calculated

Land value = circle rate × area (rate and area in the same unit). Minimum value for registration = land value + the value of any construction you add (worked out with the official depreciation rules). Duty is charged on the higher of this and your agreement value.

A worked example

If the official rate for your road is ₹40,000 per sq.m. and the plot is 150 sq.m., the land value is ₹60 lakh. Those figures are only an illustration: look up the rate that applies to your property.

Things to keep in mind

  • Rates differ by locality, road width and use (residential, commercial, agricultural) and are revised by the authorities. Always confirm with the official list.
  • For constructed property the official method also adds the value of the building after depreciation; add that amount yourself.

What is a circle rate?

Where do I find the official circle rate?
In the official circle-rate list for your area, published by the Stamp and Registration Department and the district administration; the sub-registrar office can also tell you. Start from igrsup.gov.in.
Is the circle rate the market price?
No. It is a government minimum for registration. Market prices can be higher or lower. LucknowSquare's price index shows asking prices, which are neither.
