How to calculate property registration cost?

Short answer

Take the higher of the price in your agreement and the circle-rate value, multiply it by the stamp duty rate (7%) and the registration fee rate (1%), subtract any rebate for a woman buyer, then add legal and document charges. The registration cost calculator does the sum for you.

Explanation

Step by step

  1. Find the value for duty. Compare the price in your agreement with the circle-rate value of the property (rate for the locality and road × area, plus the value of any building). Use the higher figure. See how to find the circle rate.
  2. Stamp duty = value for duty × 7%.
  3. Rebate for a woman buyer (if the property is bought in her name) = 1% of the value, up to ₹1 Cr. Subtract it from the stamp duty.
  4. Registration fee = value for duty × 1%.
  5. Add the smaller costs: the advocate's or deed writer's fee, stamp-paper or e-stamping charges and any other document charges. Ask for quotes: these are not fixed by the rate card.
  6. Total registration cost = stamp duty after rebate + registration fee + the smaller costs.

What is not included

GST on an under-construction home (5%, or 1% for affordable housing), brokerage, loan fees and interiors are separate. The buying cost calculator adds them.

Examples

On an agreement value of ₹45 Lakh and a circle-rate value of ₹40 Lakh, duty is charged on ₹45 Lakh. A male buyer pays stamp duty of ₹3,15,000 and a registration fee of ₹45,000: ₹3,60,000 in all. Add ₹15,000 for the advocate and ₹5,000 for document charges (illustrative figures), and the total registration cost is ₹20,000 more.

On an agreement value of ₹45 Lakh and a circle-rate value of ₹40 Lakh, duty is charged on ₹45 Lakh. A woman buyer pays stamp duty of ₹2,70,000 (after a rebate of ₹45,000) and a registration fee of ₹45,000: ₹3,15,000 in all.

Important considerations

  • The circle-rate value can make the duty higher than the price suggests: check it before you fix the price.
  • The advocate and document charges in the example are illustrations only.
  • Use the sub-registrar office's figure as final: this is an estimate.

Can I reduce the stamp duty by showing a lower price?

No. Duty is charged on the higher of your price and the circle-rate value, so a price below the circle-rate value does not reduce it.
