Documents to Check Before Buying a Plot in Lucknow

A plot purchase is only as safe as its paperwork. Before paying any advance, ask the seller for copies of the following and have a property lawyer review them.
Title and ownership
- Registered sale deed in the seller's name, and ideally the previous deeds (the chain of title).
- Current land records (khatauni / khasra) showing the seller as owner.
- Mutation records with the local authority.
Approvals
- Approved layout or map from the development authority where applicable.
- For projects that need it, the UP RERA registration.
- Land use: residential plots should not sit on land marked for another use.
Encumbrances and dues
- An encumbrance search to confirm there is no mortgage or legal claim.
- Receipts for property tax and other dues.
Before registration
Match the plot's boundaries on the ground with the documents, and check the applicable circle rate to estimate stamp duty.
