Short answer: The Lucknow Development Authority (LDA) is drawing the plot lottery for its two new townships — Naimish Nagar on Sitapur Road and Varun Vihar near the Agra Expressway — on 4, 5 and 6 November 2026 at Indira Gandhi Pratishthan. About 4,520 plots are on offer in phase 1 and more than 35,000 people applied, so roughly one in eight applicants will get a plot. LDA has fixed the land rate at ₹3,800 per sq ft in Naimish Nagar and ₹2,800 per sq ft in Varun Vihar, and a second phase of about 1,000 more plots in each scheme is expected after RERA approval.

When and where is the lottery?

LDA Vice-Chairman Prathamesh Kumar announced that the draw for both schemes will run on 4, 5 and 6 November 2026 at Indira Gandhi Pratishthan, Gomti Nagar. Registration opened on 24 September 2026 and was extended by three days to 27 October 2026. Allotment is by computerised lottery only.

How much will a plot cost?

The price is the plot area in square feet multiplied by the LDA rate. Extra charges such as corner or park-facing location, freehold charges and stamp duty are added on top.

Payment terms

  • Registration amount: 5% of the plot price (2.5% for reserved categories), as reported at launch.
  • Instalments: 36 monthly instalments over three years, with 9.7% interest.
  • Booklet: ₹1,100, bought online before registering.
  • Full-payment discount: reports say a small discount applies if the full amount is paid early. Confirm the exact percentage in your allotment letter.

Before you commit, use our stamp duty calculator and registration cost calculator to estimate the total cost of ownership, not just the plot price.

Who was eligible?

  • The applicant must be at least 18 years old.
  • The applicant must not already have been allotted a plot or house by LDA or UP Awas Vikas Parishad.
  • Applications were accepted online only through LDA’s registration portal.

LDA had considered allowing one person to hold two plots, but reports say the proposal was not taken to the board, so the one person, one plot rule continues.

What to do if you get a plot

  1. Read the allotment letter carefully — plot number, size, final price, payment schedule and deadlines.
  2. Decide between lump sum and instalments. Compare the early-payment discount with the 9.7% instalment interest. If you need a loan, check eligibility with our home loan calculator.
  3. Pay only through LDA’s official channels. Never pay a middleman who promises a better plot or faster possession.
  4. Plan for registry costs. Stamp duty, registration fee and any freehold charge are payable at registry.

What to do if you don’t get a plot

  • Watch for phase 2. About 1,000 more plots in each scheme are expected once RERA approval comes through, reportedly at the same rates. Reports also say unsuccessful applicants may be able to apply without buying a new booklet — confirm this in LDA’s official notice.
  • Track your refund. Keep your registration receipt and bank details handy for the refund of your registration amount.
  • Consider other LDA options. LDA also runs property auctions and apartment schemes through the year.
  • Look at private plots carefully. If you consider buying near these schemes, verify the land first — see the checklist below.

Buying private land near Naimish Nagar or Varun Vihar? Check this first

New LDA townships quickly attract private colonies and resale offers around them. Some of that land may be inside the scheme area or under acquisition. Before paying any token amount:

  • Confirm with LDA that the land is not inside the scheme or acquisition area.
  • Check the seller’s name in the khatauni on the UP Bhulekh portal and confirm mutation (dakhil-kharij).
  • Confirm the land use allows residential construction and that the layout is approved by LDA.
  • For projects above RERA thresholds, check the UP RERA registration.
  • Get an encumbrance check and a lawyer’s opinion. Our documents checklist and property verification service can help.

Are these plots a good investment?

An LDA plot gives you a clear title, planned roads and civic infrastructure, which is why demand was about eight times the supply. The trade-offs are time and location: both townships are on the edge of the city, and roads, water, sewer and social infrastructure will take years to fully develop. Treat these as long-term holdings. Compare the LDA rate with private plot prices along Sitapur Road before deciding, and check current trends on the Lucknow property price index.
