How to check UP RERA property details?

Short answer

Search for the project on the official UP RERA website (up-rera.in) by project name, RERA registration number or promoter, open its details and check the registration number and validity, the promoter, the approved layout, the completion date and the latest updates the promoter has uploaded. If you cannot find it, do not pay a booking amount: only small projects below the Act's size limits need not register.

Search the project

  1. Open the official UP RERA website, up-rera.in.
  2. Find its search for registered projects (the site also has separate searches for registered promoters and agents; look under its "Important Links"). Search by project name, RERA registration number or promoter name, and open the project's details.
  3. Look the promoter up too, so you know which other projects it has registered.

What to check

  • The registration number is the one in the advertisement and in your agreement, and the registration is current.
  • The promoter's name is the company you are dealing with.
  • The approved layout and plans match what you were shown.
  • The registered completion date and the latest quarterly updates the promoter has uploaded: is the work on schedule?
  • The number of units and whether the unit you are being offered is part of the registered project.
  • Any complaints or orders the site shows against the promoter or the project.

If you cannot find it

Under the Real Estate (Regulation and Development) Act, 2016, a project must be registered unless it is small: a land area of not more than 500 square metres or not more than eight apartments, counting all phases (section 3). If the project is larger and is not on the register, do not pay a booking amount, and ask the promoter for its registration number in writing.

What RERA registration does not tell you

Registration shows that the project is registered with the regulator and that the promoter has to meet its obligations. It does not certify that the title is clear or that every approval is in order, so still check the documents. See how to verify a property.

Important considerations

  • Compare the registration number on the website with the one in the brochure and in your agreement, digit by digit.
  • A project can be registered and still be late: read the updates the promoter has filed.
  • Agents must be registered too: check an agent's registration before you pay them.
  • Registration is not a title check.

Does every project have to register with UP RERA?

Not small ones: projects on not more than 500 square metres of land or with not more than eight apartments (counting all phases) are outside the registration requirement. Larger ones must register before they are advertised or sold.

What if the promoter gave me a RERA number that I cannot find?

Do not pay. Ask the promoter to explain in writing, check the number again, and contact UP RERA through its website if it still cannot be found.
